Determining An Asking Price
 

The easiest thing for a Real Estate Agent to do is to tell a prospective client "what they want to hear" when it comes to determining an asking price for a home.

The most natural thing for a prospective Seller to do is select the Agent that recommends the highest asking price.

If you hire me to bring your home on the market, the first thing we must agree on is the asking price.

My goal is to sell your home as quickly as possible for as much as possible and I hope you can see, I am going to spend a great deal of Time, Effort, and Money to achieve that goal. If I do not feel I can meet your goals, I simply can not and should not take the job.

One thing I can promise you is that I am not going to tell you what I think you want to hear. The price I recommend will be based on extensive market research, including current market conditions, competition in the way of other homes that are also on the market, improvements you have made and many other factors.

Sometimes I can recommend a price higher than the seller expected and sometimes I have to tell a seller that their expectations are too high.

I would rather do that and NOT get the job than try to make excuses to you months down the road as to why your home has not sold.
